Cohen Equities is seeking a talented Asset Manager to undertake a full range of leasing and asset management duties alongside our existing Asset Management & Leasing team. The ideal candidate has at least five years of experience directly asset managing office assets and proficiency in budgeting, financial modeling, construction management and negotiation.

  • Preparing and revising Leasing Plans for each asset
  • Preparing annual Operating Budgets/Business Plans together with third party property managers for each property and addressing variances on a monthly basis
  • Assisting in the preparation of Investor Reporting
  • Providing assistance with all disposition matters
  • Engaging and overseeing third party leasing agents and property managers, including sourcing/interviewing candidates, arranging contracts, and discussing all leasing and management matters during weekly status calls (and reporting to ownership accordingly)
  • Preparing net effective and other economic analysis for all proposed leasing deals and presenting detailed analysis to ownership
  • Processing lease agreements, including lease renewals, lease amendments, and other ancillary arrangements, and securing the approval of legal counsel, asset management leadership and ownership by way of Document Approval Forms
  • Managing all lease administration and landlord/tenant matters, with support by external property managers
  • Managing new all new tenant management matters, including credit analysis, overseeing the landlord work process, possession delivery, tenant work process, and all other matters
  • Managing tenant default and landlord/tenant issues including major accounts receivable matters
  • Promptly addressing any information requests from fellow Cohen employees and ownership, including assistance in acquisitions underwriting
  • Arranging and overseeing property inspections and preventative maintenance together with property managers
  • Overseeing the procurement and management of all vendors at a property-level, with support by property managers
  • Preparing and revising capital budgets for all assets
  • Managing all property-level capital improvement projects, including vendor selection, budgeting, value engineering and oversight of work
  • Managing tenant improvement allowance matters, including review/approval of requisitions
  • Providing relationship management with tenants
  • Fulfilling all data management responsibilities, including the input and management of information in Yardi or other enterprise software
